That difference can have a major impact on the long-term value of a flooring investment. Solid hardwood may cost more upfront than laminate or luxury vinyl, but a quality hardwood floor can potentially go through multiple restoration cycles instead of being removed every time the surface becomes heavily worn. Engineered hardwood falls somewhere in the middle because some products can be refinished while others cannot. Luxury Vinyl Plank and Laminate Flooring Cannot Be Sanded and Refinished

Luxury vinyl plank can imitate oak, walnut, hickory, stone, and many other materials surprisingly well, but its decorative surface is not a piece of hardwood that can be exposed again through sanding. LVP generally uses a manufactured visual layer protected by a transparent wear layer. Once that surface is deeply scratched, worn, gouged, or otherwise permanently damaged, traditional hardwood refinishing is not an option. This doesn't mean the entire floor automatically needs replacement because one plank is damaged. Depending on the installation system and availability of matching material, individual LVP planks may sometimes be replaced. Click-lock floors can potentially be disassembled to reach damaged material, while repairs to glued products may involve removing and replacing individual pieces. The exact method depends on the flooring and installation. Laminate has a similar limitation. Although modern laminate can reproduce wood extremely convincingly, the visible design is a manufactured decorative surface rather than a thick layer of natural hardwood. Sanding through that surface would destroy the flooring instead of restoring it. Deep wear, swelling, chipped edges, and other permanent damage generally require plank replacement or, when widespread, replacement of the floor. This is the major long-term difference between these products and real hardwood. LVP and laminate are essentially one-and-done from a refinishing standpoint. Can Tile, Porcelain, and Natural Stone Floors Be Refinished?
